Cost

What are your rates?

For both new builds and remodels we use a cost plus method. This means we charge a flat rate for our labor and then we pass on the actual costs (not estimates) of all materials and subcontractors.

Do you mark up materials or subcontractors?

We never mark up any materials or subcontractor costs and pass on trade discounts whenever we can.

What if the cost of supplies go up?

The client will be charged the cost of supplies at the time they are purchased, not when they are estimated. We do our best to help clients find the best price for materials.

What can I expect a remodel to cost?

This depends a lot on the space and what you are looking to do. The ballpark numbers we share with potential clients are:

  • Primary baths start at $35,000
  • Full kitchens start at $40,000
  • Decks start at $25/sqft

Why do I have to put down a deposit?

Once the estimate is signed, a deposit is required to secure the time on our schedule and to begin pre-construction activities like design and purchasing materials. The deposit is deducted from the final invoice.

Design

Will you help me figure out the design?

We are happy to walk clients through their design choices, however if you would like 3D renderings or desire extensive 1x1 design time, we recommend that you meet with an interior designer first.

Do I have to use your architect for new construction?

No, you do not have to use the architect we recommend, however if you bring us plans we will have our architect review them. We will also require an architect to be available during the entire build in case changes need to be made.

Where can I get ideas for my remodel?

There are so many great places to start looking for inspiration, including but not limited to Instagram, Pinterest, Houzz, Domino, and magazines like House Beautiful.

Construction

How long do projects take?

The length depends on the type of project and how much work is being done. Once an estimate is approved, we provide our clients with a timeline for their specific project. The general times we share before learning more about a project are:

  • New Construction: 12 - 15 months after permitting is complete
  • Primary Bath Remodel: 5-6 weeks
  • Guest Bath Remodel: 4-5 weeks
  • Kitchen Remodel: 4-6 weeks
  • Decks: 1-2 weeks

What is your track record for finishing projects on time?

We are proud to say that we have finished all of our projects within the estimated window we have provided to our clients!

Will my house be a mess the whole time?

During a remodel, your home becomes a construction site. There will be noise and mess, but we go above and beyond to keep our job sites neat and tidy.

Are you insured?

Yes

Do you do all of the work?

It depends on the project. Our team does a lot of the work, but we also rely on licensed subcontractors that we work with regularly.
